Does it cost anything to talk to Luke?
No. Questions, payment estimates, strategy, second opinions — all free. Lenders are paid through the loan process when you close, not for conversations.
Can I really just text him?
Yes — 651-238-8396 goes straight to Luke. Text is usually the fastest way to get an answer. Calls and email ([email protected]) work too, whatever you prefer.
What if I'm not buying for a year or more?
Even better. Early conversations are where the biggest wins live: credit moves, savings targets, and program planning all work better with runway. 'Just curious' is a completely valid reason to reach out.

Money questions
How much down payment do I really need?
As little as 0% (VA, USDA), 3% (some conventional programs), or 3.5% (FHA). Minnesota Housing down payment assistance can cover part of it for eligible buyers. 20% is optional — it avoids PMI but was never required.
What's included in a monthly mortgage payment?
Principal, interest, property taxes, homeowners insurance — plus PMI if you put less than 20% down on a conventional loan, and HOA dues if the property has them. The calculator on this site shows all of it, not just the pretty part.
What credit score do I need?
Conventional programs generally start around 620, FHA can go lower, and pricing improves as scores rise. If your score needs work, ask Luke what would move it fastest — sometimes it's simpler than you think.
Are the rates I see online real?
Sort of. Advertised rates usually assume a perfect scenario — high credit score, big down payment, points paid. Your real rate depends on your real file. Luke quotes actual scenarios, not billboards.
Timing questions
How long does it take to get pre-approved?
Often 24–48 hours once your documents are in. The application itself takes about 15 minutes through Fairway's secure system.
How long from offer to keys?
Typically 30–45 days from accepted offer to closing. Luke and the Fairway Eden Prairie team keep the file moving and keep you updated at every milestone.
Should I wait for rates to drop?
Nobody can time rates. If they drop later, refinancing is on the table; if prices rise while you wait, that's equity you didn't build. Buy when it's right for your life — the rate is adjustable later, the years aren't.
When should I talk to a lender vs. a realtor first?
Lender first, gently. Knowing your budget makes every showing productive and every offer credible. Luke works alongside great agents and can connect you with one if you need.
